Sedgefield boasts its own unique

'Island village arrives in Sedgefield but already 60% sold out'
Sedgefield is often called the 'Cinderella Town' of the Garden Route due to its one time slow growth. Yet in recent years rapid expansion in the residential property market has come very much to the fore. The demand for residential property has now far exceeded availability, placing buyers in a situation whereby they will now have to build new homes if they wish to enjoy the peace and tranquility for which this seaside village is renowned.

Sedgefield is surrounded by the Garden Route's famous lakes, the fynbos-covered dunes, and the Swartvlei Estuary, with the Indian Ocean lapping the endless beaches which have now justifiably led to the renaming of Sedgefield to 'Sedgefield on Sea'.
Due to Sedgefield's central positioning within the Garden Route, Sedgefield offers easy access to many of the Garden Route's most popular and sought after tourist destinations, as well as to many of the area's famous world renowned golf courses.
In the past the need for a security type residential complex was never really considered a priority in Sedgefield, but in the late 1990's it became apparent that potential property buyers considering Sedgefield as a place to invest or settle would feel far more comfortable in a secure lock up and go type development. This was largely due to the fact that buyers were relocating from areas where security had always been of paramount importance and an unfortunate part of their everyday lives, a scenario that, at that stage, had not penetrated the Sedgefield village lifestyle.
With these thoughts in mind, Property Developer Rodney Nel, looking for commercial property opportunities in the Sedgefield area at the time, was prompted to consider the development of a much needed residential security complex. It is from this background that the residential security complex aptly named 'ISLAND VILLAGE' came into being.
Various developers had previously investigated the possible development of the land on which Island Village is now situated (then covered with very dense invader myrtle trees), but without any success. Once all planning had been completed and the necessary zoning/environmental approvals obtained, the mammoth task of clearing the site of alien vegetation commenced. During the entire process particular emphasis was placed on conservation, with dedicated teams being brought in to collect the tortoises and place them in a holding facility until all the heavy earthworks were completed.
Island Village comprises 88 units - 51 units in Phase 1 and 37 in Phase 2. The Cape Colonial design with its high-pitched roofs has been commended by many architectural experts and has created superb aesthetic appeal for those already residing at Island Village - warm in winter and cool in summer.
All units will be built exclusively by Louis Construction of Sedgefield, with each unit having 3 bedrooms and 2 bathrooms and varying in size from 140sq. m. to in excess of 220sq. m. The layout of the development also specifically allows for an eight acre Private Park which will be situated between Phases 1 and 2. The 51 units in Phase 1 have all been sold, with sales in Phase 2 progressing well with the first 3 homes already under construction.
The pricing of units in Phase 2 ranges from R780 000 to R1 300 000, which when considering the quality of the finishes and the actual size of the units compares most favourably with other Sedgefield properties on the market. Most importantly, it represents exceptionally good value when compared to other similar type developments on the Garden Route.
