New Prestigious Residential Estate for Kraaibosch

A large parcel of land known as the remainder of Portion 1, and Portion 279, of the Farm Kraaibosch 195 in George, has become available for development.
Kraaibosch has so much to offer…nestling below the magnificent Outeniqua Mountains, the area consists of a remarkable blend of mountains, river and forests, with the golden beaches of Victoria Bay, Wilderness and Herolds Bay only a few kilometres away.
The 251 hectares Kraaibosch Residential Estate includes the old Urban’s sawmill east of George (to be phased out in the next 18 months), and the land south-east of the George Riding Centre, all along the N9 (Knysna Road) as far as the N2 towards Wilderness - opposite the access road to Radermachers and the 9-Dolphin Engen. The northern boundary of the land is in the middle of the Modderrug River, a tributary of the Zwart River that forms a portion of the eastern boundary.
According to the Spatial Development Framework (SDF) being prepared for the greater George area, the latest draft proposals are for the future urban extension of George to preferably take place in an eastern direction. This suits the proposed development of the land in question which falls within the so-called ‘urban edge’. The area will be developed as a mix of high density (along N9) and medium density residential units and other urban amenities. The area east of the sawmill falls on the so-called ‘urban fringe’, and according to the draft SDF is more suitable for low density residential development and tourist facilities.
One of the many plus points for the development is the direct access from the N9 (Knysna Road) and the N2 (opposite the 9-Dolphins Engen). The development will further necessitate an amendment to the George and Environs Urban Structure Plan (1982). The process for this has already started, with a Strategic Environmental Assessment (SEA) currently being undertaken. The outcome of the SEA will ensure that the land is developed in a sustainable manner, leading to the economic viability, social well-being and environmental integrity of the development.
It is not often that such a large parcel of land becomes available for development in the Southern Cape area. It is therefore a great opportunity to prepare a holistic master plan for the land, ensuring that all development on the property complies to the high standards which will be set.
The proposed Kraaibosch Residential Estate promises a wide selection of upmarket residential erven, townhouses and security villages, at affordable prices, offering you excellent value for money and strong investment growth potential.
